Some people assume that a Legionnaires' survey is complex although this is not the case at all.

Our Reports are suitable for domestic rented properties and smaller hot and cold water systems serviced by a mains cold water supply. They are a cheaper method for Landlords to help them meet their social, insurance and legal obligations.

However, should the property in question have systems fitted such as ground source heat pumps, solar water heating or any other renewable energy water system, then this Assessment would not be suitable for you to carry out.

By the end of the assessment you will have become what is termed a competent person in line with Health & Safety guidelines and proficient enough to do subsequent Reports on your own with our continued support.

 

Just a few things to note....

Thermometers

The assessment requires to be evidence based so you will need a camera and/or mobile phone that produces clear and in-focus photos.

In addition you will need a basic probe style thermometer, or similar, that has a temperature range of between 0 to 100 degrees centigrade.

The only other requirement will be a loft ladder should you need it. Whilst most combi boilers are not sited in the loft, a regular boiler invariably has a cold water header tank located in the roof space area. In this instance, a photo of the tank and the cleanliness of its contents would be required.

Once the Assessment has been completed you will be required to email all your photography for us to compile the Report.

Once received by us a qualified and accredited Legionella Risk Assessor will then inspect, check and create the Report via a professional and dedicated software package ensuring you have followed our guidance notes.

The Report will then be signed off by the qualified Assessor and his/her name will be on the Certificate of Compliance, together with a contact email address, should there be any questions and/or queries.

 

The Certificate of Compliance provides Professional Indemnity cover for £5 million as protection should a subsequent claim be made by a Tenant(s).

You will also receive an Addendum for your Tenant(s) to read and sign which will form part of their Tenancy Agreement.

Test every 2 years

There is nothing complicated in producing our DIY Assessments.

Health & Safety guidelines confirm that the assessment of risk is an ongoing process and should be reviewed at least once every two years.

We will send you an email every two years reminding you of the requirement for a new assessment.
